Not All Rot Is the Same
There are two main types of rot that affect timber windows: wet rot and dry rot. Wet rot is by far the more common of the two and tends to stay localised to the area where moisture is getting in — typically the sill, the bottom rail of a sash, or anywhere paint has failed and let water sit against the timber. Dry rot is less common but spreads further through the timber via fungal strands, which is why it sometimes requires a more extensive repair if it's been left untreated for a long time.
The good news is that wet rot, which accounts for most of what we see in timber windows across Melbourne's inner north, is very repairable.
How to Tell If Your Windows Can Be Repaired
A few signs point to a straightforward repair rather than a full replacement:
- The rot is localised to one section, like the sill or the bottom few centimetres of a sash, rather than spread through the entire frame
- The surrounding timber, when tested with a screwdriver or awl, is still firm rather than soft and crumbling
- The frame is structurally sound overall, even if the surface paint has failed and let moisture in over time
Signs that point to more extensive work include rot that's spread into the frame's structural members, multiple areas of damage on the same window, or timber that's become so soft it no longer holds fixings.
What Repair Actually Involves
For localised rot, the standard approach is to cut out the damaged section back to sound timber, then splice in a new matching piece — sometimes called a "Dutchman repair" — using compatible timber and a quality structural adhesive. The repaired section is then primed and painted to match, and once finished it's visually indistinguishable from the original frame.
This is a different process to simply filling rot with wood filler, which is a common short-term fix that doesn't address the underlying moisture issue and tends to fail again within a year or two.
Why Repair Is Usually the Better Option
Original timber window frames, particularly in homes built before the 1960s, are typically made from old-growth hardwood that's denser and more durable than the timber used in most new windows today. A well-executed splice repair on this kind of frame can extend its life by decades, often outlasting a cheaper aluminium or uPVC replacement.
Repair also avoids the disruption, cost, and — in heritage overlay areas — the planning permit process that can come with full window replacement.
When Replacement Genuinely Makes Sense
There are cases where replacement is the more sensible choice — typically when rot has spread extensively through multiple structural members of the frame, or where previous poor-quality repairs have compounded the damage over many years. Even then, it's often only the affected sash or section that needs replacing, not the entire window opening.
